Energy Performance Certificates

EPCs are a rating scheme to summarise the energy efficiency of buildings in the European Union. The building is given a rating between A – G and provides tips on how to improve the rating.

It is a legal requirement to have an EPC to sell or rent any property, for both commercial and domestic and the assessment must be carried out by an accredited competent person.

Factors taken into account for EPC assessment:

  • Size and dimensions of the property
  • Insulation
  • Construction details
  • What forms of lighting are being used
  • Heating system and controls
  • Ventilation

Using these details, either a SAP (Standard Assessment Procedure) or SBEM (Simplified Building Energy Model) assessment can be undertaken and an EPC produced for that property.

Domestic EPCs are a reflection of the running cost of a house and to demonstrate the energy efficiency of the property, whereas commercial EPCs are a reflection of carbon emissions of the property being assessed.

Ashby Energy have undertaken thousands of EPCs on all types of properties and also offer guidance on compliance and how best to prepare for assessment.

The size of the air conditioning system prompts the need for an air conditioning inspection and not the type of building and therefore the measures apply to homes, commercial and public buildings.
Display Energy Certificates (DECs) are records of the actual energy usage of public buildings, introduced by a number of European governments in response to the EU Energy Performance of Buildings Directive, which all EU member states had to implement by January 2009.
Many commercial buildings in the UK require an Energy Performance Certificate when it is constructed, sold or let. This EPC is displayed in a similar way to that of a domestic property, with the energy rating shown on an A-G scale. A commercial EPC is valid for 10 years.

An Energy Performance Certificate (EPC) measures the energy efficiency of a property on a scale of A-G. Energy Performance Certificates were introduced in England and Wales in 2007 and are a legal requirement. Once obtained, an EPC is valid for 10 years.

The Minimum Energy Efficiency Statement is designed to highlight low standards of energy efficiency in properties in a bid to get landlords to take measures to raise them. The landlord will be required to make these improvements bring a property's rating up to “E” to a maximum of £3,500.
