Code for Sustainable Homes Assessments

The Code for Sustainable Homes Assessment method is used when rating and certifying the performance of all newly built residential properties. The Code is now mandatory, with the aim being to encourage continuous improvements in the building of sustainable homes.

Any developments built with direct Government funding or in conjunction with Housing Corporations and English Partnerships now MUST gain a code Level 3 rating. As well as this, many local authorities are insisting that new properties have to be built to specific Code Ratings for planning permission to be granted.

Nine categories of sustainable design are covered within the code.

  2. Sustainable HomesWaste
  3. Water
  4. Energy and CO2
  5. Pollution
  6. Materials
  7. Management
  8. Surface Water Run-off
  9. Health and Well-being

Within each of the nine categories there are several issues where credits can be awarded depending on the design specification. The final amount of these credits determine the overall Code level. There are six Code levels ranging from Level One (A score of 36 points  meaning that the home is 10% more energy efficient than 2008 homes) through to Level 6 (A score of 98 points which represents a Zero Carbon home, which is the perfect result). The higher the level achieved, the more energy efficient the home.
