SBEM - Simplified Building Energy Model

BlueprintWe provide SBEM calculations for both commercial new builds against building regulations part L2A and commercial renovations/extensions against building regulations part L2B.

All our assessors will be qualified and accredited to issue the Predicted Energy Assessments (PEAs) and the Energy Performance Certificates (EPCs) from the SBEM software when legislation comes into force later this year.

Legislation timings -

Office blockFrom April 2008: commercial properties over 10,000 sqm will require an EPC when being sold or rented. Dynamic Simulation will be the method used to produce the EPC. It is a software tool that models energy inputs and outputs for different types of building over time. In certain situations, SBEM, will not be sophisticated enough to provide an accurate assessment of a building's energy efficiency, in these cases dynamic simulation is used.

From July 2008: commercial properties over 2,500 sqm will require an EPC when being sold or rented. SBEM will be the method used to produce the EPC. It is a computer program developed by BRE that provides an analysis of a building's energy consumption. The SBEM tool is designed to cover buildings that are not dwellings. It has been adopted by government as part of the UK national methodology for calculation of the energy performance of buildings.

From October 2008: all commercial properties will require an EPC when being sold or rented, again using the SBEM software
