Building Regulations Part F - Extract Testing

Numerous building controls are now asking for extract testing and many will refer to the process as Testing of mechanical air flow rates or extractor fan testing this statement may be found under Part F of building regulations, however, if you are unsure please contact us or your local building control. 


Best Way to Achieve Compliance

  • At least one trickle vent per window or two for double windows in rooms where there is no extract.
  • Use the shortest possible ductwork path, utilising ridged ducting ideally to prevent any blockage.
  • The installation of modest / high power extracts.
  • At least a 10mm undercut for each internal door.
  • Avoid gravity shutter external grills.


Are There Minimum Rate I Need to Achieve?

Yes. Depending on the location within the dwelling and the facilities the room has will affect the rate required.

The targets for System 1 Extracts:

  • Utility - 30l/s
  • Kitchen Cooker Hood - 30l/s
  • Family Bathrooms and En-suites - 15l/s
  • Sanitary Accommodation, W/Cs - 6l/s

Other systems of extract exist and also have their own targets to reach, but System 1 is the most simple for compliance.


What Should I Do?

Before the test please ensure all trickle vents / extract fans and cooker hoods are installed and are working correctly. If the product is faulty this could make testing difficult.


What is the Importance of the Test?

As builders become comfortable on the requirements of achieving a low air test score it has increased the pressure on ensuring the correctly sized purpose ventilation systems are installed. For example, extracts units are placed within rooms where water vapour or pollutants are released it is important to remove them and stop the spread to the remaining house as long-term impacts could be dampness or mould which both affect a person’s health.

The government have recently closed the Future Homes and Building Standards 2023 consultation on 27 March 2024. There have been two consultations into the Future Homes Standard, both of which proposed a draft of measures for new and existing homes. Most of the key takeaways from the recent consultation are in regard to new homes and non-domestic buildings. A small number of sections are also relevant to existing buildings, such as Material Change of Use buildings. The standards will build upon the recently introduced changes to Approved Document Part L 2021. This consultation provides a glimpse into what we can expect from later consultations, regarding the Future Homes Standards to be implemented in 2025.
